​Environmental Program

From the initial design, development and opening of the project ownership and management of Southeast Financial Center have taken a proactive approach to environmental and other regulatory compliance. Throughout its history the building’s design specifications have consistently met or exceeded applicable code requirements. Specific policies and procedures for dealing with regulatory issues include:

Recycling

Southeast Financial Center maintains the following recycling programs in accordance with Federal EPA requirements and guidelines:

Trash Recycling

Great Waste and Recycling Services LLC, picks up our 40yds. compactor and transports it to a Material Recovery Facility (MRF).

First Place (MRF), material is sorted to recover recyclable material such as plastics, paper, aluminum, glass, cardboard and tin. This material is transported to an approved Recycling Center and leaving the residue at MRF.

The residue is reloaded and transported to an approved Miami Dade County’s Resource Recovery Center operated by Montenay Power Corporation. This material is then processed in an incendiary and turned into energy where Florida Power and Light is the end user.

Material not processed and not recoverable will be then transported to the landfill.

Waste Oil from all mechanical equipment including chillers, compressors, elevator hydraulics, gear boxes, etc. are collected for recycle by a DERM certified company.

Used and contaminated paints are collected in 55-gallon drums and disposed off quarterly.

Fluorescent Lamps and Mercury Vapor are collected and transported to a certified recycling plant where the chemical materials are extracted.

Water and Retention Management

Southeast Financial Center is located just two blocks west of Biscayne Bay and the Miami River. As a result, the project was developed and is operated in close proximity to the sensitive ecology of the area. Water run-off and retention have thus always been key issues facing the property. Water management practices at the property are consistent with all EPA, State and local regulations.

Water run-off is managed by channeling rainwater through six 5,000 gallon retention tanks. From there run-off water goes to deep water wells located underneath the saltwater table, thus replenishing the fresh water aquifer below. The result is no run-off into nearby Biscayne Bay or Miami River waters.

To comply with local City of Miami and Miami-Dade County codes, a retention tank was installed in the garage facility for the purpose of collecting and separating waste water from the building Car Wash service on the 3rd floor of the garage. Hard elements are trapped in the settlement tank through a baffling system which is inspected and cleaned out quarterly.

Energy Star rating

Southeast Financial Center has received the ENERGY STAR Rating since 2000.  Providing Class-A level service to a diverse tenant mix while operating in an energy efficient manner can be a challenge. The foundation of our program is an ever-expanding utilization of our energy management system (EMS). We have established automated central plant sequencing, which takes the guesswork out of operator activities and allows our EMS to choose the optimal operating profile at any given time.
